Minutes of the Autumn Meeting at Komedia
on the 11th November 2008


Welcome: The meeting started at 6.15pm with NLTA Chair Sharon Thomas welcoming those present.
New Members:
Sharon asked for new members to introduce themselves - they were:
Andrea Tuy, Dolphin House retail manager, Nick Winder, North Laine Hair Co., Gill Banks, Painting Pottery Cafe and Keith Kemp, Pokeno Pies.
Apologies:
Geoff Ellis, Laurent Robert, Colin Grainger, Brian Pedley, Steve Pybus and Rob Dawson from B & H council
Meetings & Correspondence
  • Peter attended the September meeting of the B & H Business Forum
  • Peter attended the prize giving for City in Bloom at the Metropole Hotel in September.
  • Sharon met with Lyn Drysdale from City College who has offered free business training to our members in Feb/ March 2009. ( Sharon has details or ring Lyn on 667756 )
  • Peter attended September meeting of Southern Water liaison group.
  • Sharon and Peter met with Paul Edwards and Matt Prior of Bank of Scotland to review our merchant services deal. BOS to revise their charges and
    come back to us.
Treasurers Report
David Hall reported that we currently had £4,456 in the account with known commitments of approximately £800 over the next two months.
City College Planning Update
Charles Blunt gave us information regarding the proposed new college buildings and we were shown A3 artists impressions of the campus. The first phase plans are scheduled for B & H planning committee on January 14th 2009. Cllr Ian Davey asked questions about Pelham Street and how it and Pelham Square would be accessed. Traders who need further information can contact Jean McEvoy on 667788 ext 542 or JMV@ccb.ac.uk.
Rent information
Peter Stocker thanked those who had returned the forms to him and asked for traders to help by asking their neighbours to do the same. He stressed that we could not give any help regarding rents unless our database was improved especially in Bond St. and Kensington Gardens..

Brian Pedley had sent the following stats:

Quarterly hits were Q1 2008 74,152 - Q2 2008 89,992 - Q3 2008 86,432

October hits had been 29,348 and we are averaging approximately 6,700 hits a week this year compared to 5,525 last year. Peter Crowhurst, chair of the NLCA who was present was invited to talk about the new lottery funded community association site and stated that their stats were not quite as impressive yet but it was now attracting more hits and content.
Christmas
Sharon reminded those present that the BID lights would be switched on in East Street on the 20th of November and that would be the first of the late night Christmas shopping evenings. Members mentioned the widow display competition and asked if it was only open to BID traders – Peter to find out.
Video Competition
As we had a late entry to the competition we had not managed to show all three on the website before the meeting. We asked those present to look at them on the website in the next few days and let us know their favourite. Sharon will then contact the winner.

  • Cllr Gill Mitchell talked about the “fair tips” campaign and asked our members for their support. NLTA will pass on information as we receive it or you can contact her on gill.mitchell@brighton-hove.gov.uk
  • PCSO John Sharman gave members the September crime figures ( available from Peter ) and invited anyone with any Police related problems to a Police “drop in surgery” on the 9th of December from 6 to 9pm at Brighthelm. Sharon thanked John for attending – he can be contacted at john.sharman@sussex.pnn.police.uk.
Guest speaker
Our guest speaker was David Barling, Head of Commercial Law at Dean Wilson Laing,
96 Church Street, North Laine.

David gave an excellent talk and explained how he worked for both landlords and tenants.
He talked about yields and told us some commercial property values had dropped by approximately 30% in the last year. He and then discussed how different circumstances could affect the values – length of lease, whether you were negotiating during a recession or a more normal trading period. He also pointed out that there still appeared to be a high demand from new traders coming into the North Laine and that this would keep market prices for rentals to a high level.

Average square foot values were discussed for the busiest North Laine Streets and these were; Bond Street £60 - £70 sqft, Gardner Street £60 – £65 sqft, Kensington Gardens £50 - £60 sqft and Sydney Street £45 - £50 sqft.

David took questions and gave us and spoke about the change in the law in 1995 that only makes the last person ( before the present tenant ) named on the lease liable if a tenant defaults - not the original lease holder.

He also discussed what do about a section 25 notice which is served as a lease comes to an end and stressed how important it was to secure your tenancy by replying in good time.
David also gave details of how to access your ITZA (zone A) figure to give you a guide to how close your rent is to the average in your street.

The meeting finished at 7.50 and Sharon thanked David for his talk, Komedia for the use of the venue and those members present for coming.
